French Lake Industrial Center

The French Lake Industrial Center is a master planned development on 180 acres located along the east side of Brockton Lane and west of French Lake. The development will provide for regional transportation improvements including extension of West French Lake Road through site and intersection improvements at Brockton Lane and Rogers Drive and Brockton Lane and CSAH 81. The site includes public and private infrastructure to service over 2,000,000 SF of industrial warehouse buildings. 

Sambatek’s role in the project began with an Alternative Urban Areawide Review (AUAR). Making this assessment a challenge was the land’s proximity to both French Lake (an impaired water body) and Grass Lake (classified as a Natural Environment Lake), and the land’s classification as “highly likely” to contain archeological artifacts.  Successful completion of the document was dependent upon comprehensive plan updates being moved forward by the City of Dayton, resolution of zoning restrictions relative to Grass Lake, and hiring of a professional archeologist to complete both Phase I and Phase II archeological studies to clear the way for development. Thanks to the successful approval of this document, Sambatek then began the site design and civil engineering for the project.

The site was mass graded in 2015 and West French Lake Road was extended to the initial pad sites in Phase 1. Grading, street, and utility work is completed for the first phase and ready for building construction.
