Sambatek worked with Roers Companies to provide planned development, zoning, engineering, construction administration and surveying services for the development of Merdian at Wylie Senior Apartment Complex. This site consists of a 15.89-acre tract on Medical Plaza Drive south of Farm to Market Road 544 in Wylie Texas.

The adult senior living complex is a 58,907 square foot three wing four story structure comprised of 200 single- and double-bedroom units, coordinator offices, country club, fitness center, salon, theater, club and craft rooms.  Additional amenities on the site also include outdoor recreational spaces with BBQ and fire pits, an outdoor swimming pool, and dog park and a private paved trail network adjacent to the creek for the enjoyment of the residents. The adult senior living complex is located at the end of a cul-de-sac for privacy with emergency medical services next door.  The gated site includes a private drive/fire lanes and 251 parking stalls for workers and tenants.  

Our team prepared and coordinated the development agreement and planned development zoning required to entitle the 15.89-acre site. Sambatek’s engineering design services included site grading, private fire lane and parking, stormwater design, detention design, offsite water, sanitary sewer extensions, and sanitary sewer design.  Sambatek aided in the construction of the site by providing construction administration services and construction staking.  Multifamily projects come in many forms and present their own set of challenges.
